Brookwood Farm is a 20 acre parcel which was formerly a riding stables located on the West side of Riverwoods Road in Lincolnshire. The property was subdivided into 9 lots, while preserving wetlands, woodlands and the original homestead.
The client's vision was to retain the original homestead, preserve the oak woodlands and maintain the rural character of the site.
A variation from the village was required to allow two homes on one lot.
A filled wetland under “Corps” jurisdiction was remediated and a degraded wetland was enhanced through permits obtained from both Lake County SMC and the Army Corps of Engineers.
Access to Riverwoods Road was not permitted by county ordinance, since access to a village street (North Hampton Lane) was available. At the Village’s and neighbor’s request, a variation to the LCDOT access ordinance was obtained to access the subdivision from Riverwoods Road.
Limited area was available for Storm water detention. Detention was accommodated into the entrance features, which bring the visitor past two heavily landscaped ponds with a waterfall and bridge.
